Job Description

Tesoro Group is seeking an experienced Property Manager to join one of our long-term client’s team at (2) of their properties in Rochester, MN. The ideal candidate will have at least 2 years’ experience in property management, have knowledge and experience with affordable housing within section 42. This role is contracted to hire (90 days before conversion) or can go direct hire with the right candidate.

This role will be working with (2) communities - 24 townhomes and 24 apartments.

Salary: $24-$26/hour DOQ. 

Schedule: Monday – Friday 8am-4:30pm split 50/50 schedule wise between the sites. This role is contracted to hire (90 days before conversion) or can go direct hire with the right candidate.

Responsibilities and Job Duties:

• Manage all aspects of assigned properties
• Maintain a positive, productive relationship with tenants
• Processing Section 42 recertifications
• Negotiate lease/contracts with contractors in a timely and reliable manner
• Advertise and market vacant spaces to attract tenants
• Collect receivable accounts and handle operating expenses
• Oversee properties' personnel and assess its performance
• Accomplish financial goals and report periodically on financial performance
• Proven work experience as property manager
• Fully understanding property management and its financial aspects
• In depth knowledge of all rules and regulations surrounding property management
• Competency in MS Office and Yardi
• Customer focus and bottom line orientation
• Strong communication and presentation skills
• Well organized with excellent time management skills

Qualifications and Experience:

• 3 years’ experience in residential property management – knowledge of affordable housing programs and subsidies are required – income restricted/vouchers/annual recertifications.
• Knowledge of government subsidy programs.
• Working knowledge of Microsoft Office Suite, Outlook, and Excel.
• Be able to pass a Kari Koskinen background check before employment.
• Section 42 - Tax credit - Preferred
• Yardi – Preferred
